The living is good at Mill Creek in Geneva on every level—especially the lower level, thanks to Shodeen Residential’s newest incentive.

Buyers will receive a free finished basement with any new home purchase made between December 1 and 31, 2009 at Mill Creek, a holiday season value worth thousands, said Mark Thomas, president of Chicago real estate’s Shodeen Residential.

“Every one of our homes provides a basement as a standard inclusion, and many of our residences include or offer the option of preferred lower level amenities like deep poured basements that provide nine-foot ceilings, or lookout or walkout elevations,” said Thomas, “Combine those built-in features with the added perk of a basement that’s finished at no extra charge and you have an unbeatable deal.”

Thomas said that today’s buyers are looking to maximize their living space and utilize square footage more efficiently.

“That’s why finishing your basement makes perfect sense,” he said. “Having completed living space on the lower level opens up a whole world of new possibilities beyond simple storage. In a finished basement, you can incorporate a second living area, fitness room, additional bedroom, home office, games area—you name it.” Thomas noted that Shodeen can customize each basement per the buyer’s preferences and tastes, adding in options and upgrades that fit the customer’s budget—including a fireplace, finished bathroom, wet bar and more.

The free finished basement incentive applies to early delivery homes as well as to-be-built residences in either the Tanna or Oakmont neighborhood in Mill Creek, Thomas added. Buyers can select from several distinctive and well-appointed floorplans. Base prices on single-family homes at Oakmont start in the upper $300,000s; Tanna single-family homes are priced from the upper $200,000s. In addition, a wide variety of pre-built homes are available for early delivery in all three neighborhoods.

Mill Creek voted tops
New home buyers aren’t the only ones putting Mill Creek in Geneva at the top of their lists. Mill Creek also was recently selected the “Favorite Overall New Development—Suburbs” by Realtor readers of Chicago Agent magazine. Shodeen and its proud community were honored at the magazine’s 2009 Agents’ Choice Awards ceremony held at the Merchandise Mart in Chicago in early November.

“We’re proud to have been chosen as the most preferred community in the suburbs,” said Thomas. “This honor reinforces what we’ve known for a long time—that smart shoppers get the very best value, finest amenities and most generous lifestyle perks at Mill Creek.”

In the category, Mill Creek beat out Del Webb’s Sun City in Huntley and Carillon at Cambridge Lakes in Pingree Grove by DRH/Cambridge Homes.

“Only the most well-respected and successful communities and companies can attract the attention of agents. And receiving an Agents’ Choice Awards means that Mill Creek and Shodeen have stood out from the crowd in a number of ways,” said Zipporah Porton, senior editor, Chicago Agent magazine (for a full list of winners and more details, visit chicagoagentmagazine.com/agentschoice.html). “Our readers are not given a multiple choice sheet of options. They can pick from any community in any suburb as their favorites, and a majority of our readers chose Mill Creek as the winner in this category.”

Indeed, Shodeen’s Mill Creek in Geneva is one of the finest residential communities in unincorporated Kane County. Boasting a country club lifestyle, the community offers 36 collective holes of golf, on-site schools and retailers and quality-built residences spread across several different neighborhoods.

Residents covet the plentiful community amenities, including: two premier golf courses, each providing breathtaking views—including Tanna Golf Club, which recently expanded from a nine- to 18-hole course; a Village Center offering convenient on-site retailers, such as a grocery store, dry cleaners and a dentist; a clubhouse and outdoor swimming pool; a restaurant; a church; and highly ranked schools for children to attend within Geneva Community Unit School District #304, including Mill Creek Elementary and Fabyan Elementary.

What’s more, an estimated 800 acres of the master-planned community—a whopping 45 percent—is open space dedicated to outdoor recreation and ecological preservation. Mill Creek features 127 acres of preserved wetlands, 195 acres of open parks and 17 miles of nature and bike trails. The property also is loaded with mature trees, picturesque lakes and ponds, scenic landscaping, lush grasslands and rolling hills with up to 80-foot elevations.

Homeowners adore Mill Creek’s picturesque setting, which is easy to reach and conveniently accessible to popular destinations—from historic downtown Geneva to Randall Road shopping to the Metra train station just minutes away. The nearby Geneva Commons shopping center also has a variety of shops, stores and restaurants, including Williams-Sonoma, Ann Taylor, Pottery Barn and Banana Republic. And a Super Wal-Mart is within a mile’s drive.
