Double Federal Tax Credit at Sunset Ridge Estates in Richmond

February 17, 2010

New home buyers looking to cash in on a deal that’s twice as nice had best hurry to Sunset Ridge Estates in Richmond before the bargain of a lifetime expires.

For a limited time, KLM Builders will match Uncle Sam’s current special tax credits for home buyers. That means that first-time buyers can now get $16,000 ($8,000 from the government plus $8,000 from the builder), and repeat home purchasers can receive $13,000 ($6,500 + $6,500).  KLM Builders’ matching discount of $8,000 or $6,500 will be applied toward the purchase price, while the government’s tax credit can be claimed on your federal income tax return.

To be eligible for this offer, buyers must qualify for the federal homebuyer tax credit, sign a non-contingent contract to purchase a Sunset Ridge Estates home by March 15, 2010 and take delivery of their new home by June 30, 2010.

“This is an amazing opportunity to save big money, but shoppers need to move quickly to take advantage of the limited window of time remaining,” said Kim Meier, owner of KLM Builders, Inc. “This incentive applies to pre-built homes available for early delivery as well as to-be-built homes, but the clock is ticking.”

The credit match incentive coupled with historically low mortgage interest rates and an outstanding selection of generously equipped homes to choose from at Sunset Ridge Estates add up to an unprecedented value for buyers that will never be repeated, Meier said.

“This is unquestionably the best time ever to claim one of our quality built residences at Sunset Ridge Estates. Offers like these come along once in a lifetime, so your best bet is to visit soon and make a deposit on your dreams,” he said.

Sunset Ridge Estates offers 11 new ranch and two-story home styles—four of which are being showcased as furnished touring models—each named after a beloved American president. Among the standard inclusions for each design are three to four bedrooms, two to two-and-a-half baths, a full basement, two- to three-car garage, formal living and dining rooms, great room or family room, solid surface Corian countertops, Kohler fixtures, energy efficient Silverline windows by Andersen, a 92% efficient direct vent furnace, central air conditioning, maintenance-free exterior, front porch (per plan), spacious homesites offering one-third of an acre or larger, and municipal sewer and water service. One of the two-story designs includes a first-floor master bedroom.

In all, sizes range from approximately 1,500 to 2,800 square feet. Base prices on all designs range from $197,900 to $254,900 (all prices subject to change without notice).

Numerous options and upgrades are available, such as a rear deck, screened porch, sunroom, stainless steel appliances, jetted tubs and granite countertops. Every new construction home also comes with a one-year builder’s warranty.

For those seeking to move in without the wait, Meier noted that two homes now available for late March delivery at Sunset Ridge Estates:
• A Roosevelt ranch, located at 10825 Teal Trail, offering three bedrooms, two baths, full basement, great room, formal dining room, kitchen with breakfast bar, eating area, large pantry and hardwood floors, vaulted master bedroom, upgraded countertops and lighting package throughout, two-car garage and 1,721 square feet. The Roosevelt is priced at $229,900.
• A Washington two-story, set at 10819 Partridge Trail, featuring three bedrooms, two-and-a-half baths, two-car garage, loft, full basement, formal living room, breakfast area off the kitchen, family room, and a wealth of other included amenities. The Washington is priced at $219,900.

Now in its third and final phase, Sunset Ridge Estates has several homesites that are set in a preferred cul-de-sac location for extra privacy, while others are almost a half an acre in size and back up to picturesque ponds or are attractively wooded. Some lots also are amenable to daylight or walkout basements.

If you prefer a scenic setting, Meier added, you’ll instantly fall in love with Sunset Ridge Estates’ picturesque locale, conveniently located near Spring Grove. Area amenities include numerous walking and biking paths as well as the Chain O’ Lakes State Park, which offers fishing, boating, bicycling, horseback riding and many other outdoor activities.

Residents also enjoy their close proximity to Lake Geneva—only 15 minutes away by car—and commuters can easily drive to the local Metra station in minutes. Parents can send their children to acclaimed Nippersink District 2 schools in the area, including Richmond Elementary, Nippersink Middle School and Richmond Burton Community High School.

Sunset Ridge Estates is located on Route 173, just east of Route 12 (Rand Road). Hours are 10 a.m. to 5 p.m. Monday through Friday and 11 a.m. to 5 p.m. Saturday and Sunday. For more information, call (815) 678-4018 or visit KLMBuildersInc.com.
