Faganel Builders’ “Trade in your home” program successful with buyers

Some call it a “house swap.” Others call it fantastic timing. R.A. Faganel Builders is proud to call it a great success and a win-win opportunity for them and their customers.

Its official moniker is the Trade in Your Home Program, and it offers multiple benefits to purchasers who desire a new residence yet have an existing home to sell.

“This exciting program is designed to provide peace of mind to buyers who yearn for custom new construction that’s move-in ready, but who don’t want the process to be delayed by the fear that their resale home won’t sell,” said David Faganel, president of Batavia-based R.A. Faganel Builders, a family-owned company building high-performance energy-efficient homes for over 20 years in the Chicagoland Area.

Here’s how the Trade in Your Home Program works, according to Dave Faganel:
1.    You select one of Faganel’s award-winning, energy efficient, pre-built single-family homes available for early delivery at one of the builder’s suburban communities.
2.    Faganel performs a comparative market analysis and calculates your existing home’s full market value. If your current home is determined to be eligible for the program, Faganel will tell you what they are willing to pay for it.
3.    You agree to sign a contract to purchase your chosen Faganel home—at an advertised list price that’s already been significantly discounted—minus the amount Faganel will pay you for your existing home. This contract is contingent upon Faganel purchasing your current home at the agreed-upon price.

“The big advantage of our Trade in Your Home promotion is that you don’t have to worry about when your resale home is going to be claimed, which can often take months in the current market,” said Jim Janik, vice president of sales for R.A. Faganel Builders. “Plus, you don’t have to be bothered with the hassles involved in a typical sale. These include putting up with strangers traipsing through your home, scheduling home showings and open house events, and making yourself scarce during these visits.”

Janik noted that, while other builders have attempted similar home swap programs, none that he’s aware of have been as successful as Faganel’s.

“Once we purchase a customer’s resale property, we’ve been able to put it on the market and attract a buyer relatively quickly using our in-house resources,” said Janik. “So both parties benefit. We’re able to decrease our stock of pre-built homes, and the buyer is unburdened from the challenge of having to unload their older home in this tight real estate market.”

Faganel introduced the Trade in Your Home Program in late 2008. It has since generated ample interest, with four different buyers participating. One of those buyers is Victor Cardenas, who, with his wife Lisa, purchased a move-in-ready Faganel home at Autumn Gate in Oswego in exchange for the builder buying his older Oswego home.

“We had been looking around for a new home for a while, and had put our home on the market for about a year, but we weren’t having any luck,” said Lisa. “We needed a home with more space for our growing family. My husband and I did our homework and shopped all over Oswego for different builders.”

In their search, the Cardenases eventually discovered R.A. Faganel Builders. Soon, they visited Autumn Gate and checked out Faganel’s pre-built residences. They fell in love with a two-story Sussex ready for immediate occupancy that featured four bedrooms, two-and-a-half baths, a full basement and approximately 3,200 square feet. Not having to worry about finding a buyer probably saved me from having a heart attack, considering all the stress that comes with selling a home in this market,” joked Victor.

Indeed, factoring in what Faganel offered on their Oswego residence, participating in the Trade in Your Home Program made perfect sense. The Cardenas family completed the deal, moved in late last year and are thrilled with their purchase.

“The transaction was smooth, simple and fast,” said Lisa. “Many times when you have to vacate a home you’ve sold, you’re forced to rent an apartment or move in with relatives until you close on your new home. Moving in quickly was yet another perk of buying from Faganel.”

A different family who took their North Aurora home off the MLS—after six months of trying to sell their home with no luck—also capitalized on the Trade in Your Home Program. Within 35 days, they were “able to close on their old house on a Friday and move into their new Faganel home in Batavia three days later,” Janik said. “Needless to say, they were thrilled.”
