Green High Rise in the Loop Ready for Renters and Their Furry Friends

A new apartment building opened this month as one of the only rental residential high rises to be built in the Loop, and it’s green.

Floor-to-ceiling windows provide plenty of light at 215 West.

The 50-story building, located at 215 W. Washington and aptly named 215 West, is one of the first LEED-certified residential high rises in Chicago. Sustainable materials were used during construction, low-flow water fixtures and energy-efficient appliances were installed, walls and windows have extra insulation and 75% of the indoor areas receive natural light thanks to floor-to-ceiling windows.

There are 389 studio, one-, two- and three-bedroom apartments including penthouse apartment homes. Rents range from $1,225 to $4,567 a month; parking spaces cost an additional $250 monthly. The smallest units are 525 square feet; three-bedroom penthouses boast 1,799 square feet.

The 14th floor is soon be the most popular in the building with a fitness club, steam and massage therapy rooms, a library, a clubroom with a pool table and flat-screen TVs, a resident lounge with Wi-Fi, and an outdoor pool surrounded by a landscaped green roof, gardens and grill areas.

This pool can make your apartment feel like a vacation home.

Also available is a furnished media room with a large-screen projection system and a multipurpose room with a kitchen perfect for parties.

There is a 24-hour door attendant and a dog run on the second floor as this building is paw-friendly.

Right now on a 13-month lease, 215 West is offering two free months on lower floors and one month free on higher floors. Renters will also receive a $150 gift card that can be used for services, such as a massage, or at the building’s 14th-floor store that offers housewares and furniture.

A bit of history: 215 West was built on the site of the former Hotel LaSalle Garage, which was designed by renowned architects Holabird and Roche as what is believed to be the first multistory parking garage ever built in the United States.

The rental market in Chicago is very strong right now, especially in the downtown area. Many buildings are reporting high occupancy rates, and there are forecasts of up to an 8 percent increase in rents this year. Outside Chicago, homeowners are finding they have to lower their prices so much to sell that it makes more sense to rent now and hold out for the housing market to turn around.
