Tour a Model at New Sycamore Development

April 21, 2010

Shodeen Residential has kicked off sales and opened two furnished models at its newest community of single-family homes: Reston Ponds in Sycamore, which will feature 184 residences upon completion.

Just blocks from Sycamore’s thriving downtown district, Reston Ponds is nestled in a quiet, charming and conveniently accessible location that buyers will appreciate, said Liz Mallin, sales manager for Reston Ponds.

“It is situated in a tucked-away, 193-acre site that is far removed from the hustle and bustle, yet it’s within walking distance or a short drive of favorite destinations like area shops, restaurants, parks and churches,” Mallin said. “It’s a lovely property, complete with six perfectly manicured ponds and 15 acres donated as future park space.”

In addition, homeowners can send their children to acclaimed schools within highly rated District #427. “In fact, your kids can walk right next door to Southeast Elementary, to which we’ve built a nice walking path,” Mallin said.

In all, buyers can select from two ranch and six two-story single-family home styles that offer three to four bedrooms, two to two-and-a-half baths, a two- to three-car garage, a family room, and approximately 1,576 to 3,000 square feet of living space. Among the standard features built into every residence are a full basement, nine-foot ceilings, a 92 percent efficient furnace, central air conditioning, white colonist doors and trim, microwave, range, dishwasher and garbage disposal unit in the kitchen, a fully sodded home site with shrub package, and more. All two-story homes boast formal living and dining rooms. Several home sites offer scenic pond views. Reston Ponds homeowners also pay no SSA tax.

Base prices range from $229,950 to $299,950 (all prices subject to change without notice).

Reston Ponds’ first 10 buyers will receive a three-car garage, wood-burning fireplace and upgraded front entry door at no extra charge.

Shoppers can tour two fully furnished models at Reston Ponds, each of which demonstrates the added value crafted into every Shodeen home:

*The Geneva: A ranch complete with three bedrooms, two full baths, a two-car garage, a great room with cathedral ceiling, a formal dining room, an over-sized kitchen with island, pantry and nook, and a master bedroom equipped with an ample walk-in closet, all in 2,045 square feet.

*The Kaneville: A two-story home providing three bedrooms, two-and-a-half baths, a two-car garage, a first-floor laundry room, a bonus room over the garage, a loaded kitchen with breakfast bar, pantry and nook, a family room, formal living and dining rooms, and approximately 2,300 square feet.

One lucky buyer can claim an inventory home now under construction and be moved in as early as June. Located at 1149 Juniper Dr., The Kaneville II will have four bedrooms, two-and-a-half baths, a full basement, stainless steel appliances and granite countertops in the kitchen, hardwood floors in the kitchen and family room, a rear patio, a fireplace with brick surround and mantle, an extra large home site, and approximately 2,300 square feet. The Kaneville will be available for delivery by June and is priced at $301,813.

Incorporated in 1858, Sycamore is the county seat for DeKalb County. A time-honored town, Sycamore is well-known for its County Courthouse building, popular downtown business district, and numerous historic residences—particularly older homes sporting Victorian architecture—that line the streets.

Reston Ponds residents will appreciate the community’s preferred location accessible to a variety of nearby attractions, including hot-spot destinations on State Street, the Sycamore Sports Complex, an 18-hole public golf course, the Sycamore Public Library, the bicycle-friendly Great Western Nature Trail, several churches, and Shabbona Lake State Park. What’s more, Reston Ponds is just minutes away from big box retailers like Wal-Mart, Target, Jewel, JC Penny, Carsons, Old Navy and Walgreen’s, prominent restaurants like Applebees and Ruby Tuesdays, and Northern Illinois University. It’s also about five miles from I-88 and 30 minutes or less from St. Charles, Geneva, Rockford and Elgin.

To reach the Reston Ponds sales office and two new models, take I-88 west and exit Peace Road, heading north; turn right onto Bethany Road and proceed east; make a left on Somonauk Road and head north; turn right onto Becker Place and continue east to the first model at 345 E. Becker Place. Or, take Rt. 64 to Somonauk Road (downtown Sycamore), turn left onto Becker Place and head east to the models. Hours are 11 a.m. to 6 p.m. Sundays and Mondays, and 10 a.m. to 6 p.m. Tuesdays through Saturdays.
