Couple Among First to Move into a Ryland Town Home in Huntley

When the water is comfortably cool, clean and inviting, it’s the perfect time to take the plunge and dive in. And that’s exactly what Jon and Lauren Harrigan did when given the opportunity to become first-time buyers and close on a move-in ready residence at Talamore Townhomes, Ryland Homes’ resort style community in Huntley.

After renting an apartment in St. Charles for a few years, the Harrigans were eager to own a home of their own. Due to the demands of their careers, however, the 26-year-olds did not desire a detached home and the upkeep that comes with it. Instead, they had their hearts set on a maintenance-free lifestyle in a new or resale attached home that promised a manageable commute to their jobs in a neighboring suburb.

While driving north one day to visit their parents in Wisconsin, the couple noticed signage for Ryland Homes’ Talamore community. Intrigued, they inquired about the property with a real estate broker who provided more information. Before long, the Harrigans visited Talamore and took an extensive tour.

“We liked what we saw as soon as we pulled into the property,” said Jon. “It has the charm of a quiet, tucked-away, close-knit community in the country, far away from the noise and congestion of big city life. And the perks of being a resident are plentiful — there’s a clubhouse on site, a swimming pool, walking trails, parks, ball fields, a fishing pond and more.”

The couple toured the models and explored a number of early occupancy town homes for sale. But it was love at first sight when they stepped into an upgraded Everton available for immediate delivery.

“The town home had just about everything we could possibly want, including three bedrooms, two-and-a-half baths, a two-car garage, stainless steel appliances, wood floors in the kitchen and dining room — you name it,” said Lauren. “Plus, we loved the spacious flow of the floor plan and how the kitchen opens up to the living room and adjacent dining area. My husband and I enjoy entertaining friends and family, so we really valued this amenity.”

Confident that they had shopped the competition thoroughly and done their homework, Jon and Lauren decided to purchase the Everton. To help cinch the deal, Ryland offered a special financing incentive that allowed them to complete the purchase and secure a mortgage at a great rate under one roof. The couple closed in late March and moved in only days later.

The Harrigans were glad they chose a builder with a stellar reputation and a solid track record of financial strength.

“In this economy, it makes sense to go with a well-established builder that is active and thriving. After touring Talamore, it’s hard not to be impressed with a community this vibrant and dynamic. The homeowners are happy, the property is lush, green and thoughtfully designed, and the homes are well constructed.”

Once all the residences are built, Talamore will boast more than 300 town homes, according to Saylor Stam, vice president of sales and marketing, Ryland Homes Chicago Division.

Community amenities include an 8,000-square-foot clubhouse offering a game room with a pool table, ping-pong, foosball and air hockey table, a furnished living area with a floor to ceiling stone fireplace, and a meeting room; an outdoor swimming pool as well as a kiddie pool, spray and play area and 18-foot water slide; a fishing pond equipped with a pier; an outdoor pavilion with a fireplace and picnic tables; on-site parks, including a 37-acre sports park with soccer, football and baseball fields and a sand volleyball court; three-and-a-half miles of walking/biking/jogging paths; and preserved areas featuring natural wetlands.

Talamore buyers can select from five designs, each providing two levels, two to three bedrooms, two-and-a-half baths, a loft or third bedroom, great room and/or family room/living room, two-car attached garage, and 1,400 to 1,690 square feet. Full basements, including lookout basements, are optional (per unit). Base prices range from $149,990 to $179,990 (all prices are subject to change without notice).

Monthly assessments average approximately $150.21 and include water and waste removal service, snow removal, insurance on common property, and landscaping; an additional $63.63 monthly charge covers pool and clubhouse use.

“Our customers can currently take advantage of a number of valuable incentives and financing specials now in effect for a limited time,” said Stam.

Home hunters seeking to follow in the Harrigan’s footsteps and purchase a move-in ready townhome without the wait can now pick from five residences available for immediate occupancy:

*A two-bedroom plus loft Krofton located at 9913 Cummings St., spanning 1,400 square feet, priced at $159,990.

*A three-bedroom Everton set at 9967 Cummings St., sized at 1,591 square feet, priced at $179,437.

*Two two-bedroom plus loft Glenshires located at 9957 and 9919 Cummings St., featuring 1,590 square feet, priced at $185,527 and $189,975, respectively.

Talamore Townhomes is open Mondays from noon to 6 p.m., Tuesdays through Fridays and Sundays from 11 a.m. to 6 p.m., and Saturdays 10 a.m. to 6 p.m. To reach the community, take I-90 west to Rt. 47, head north to Talamore Blvd., and head west to the models.
