Ryland Homes Provides Move-In Ready New Homes to Keep Up with Demand

October 18, 2010

Many buyers have to wait months for their new home to be built and finished. But at nearly every Ryland Homes Chicagoland community, chances are there is at least a couple of homes available for early or immediate delivery.

Also known as “spec” homes, these residences under construction or recently completed provide an ideal option for shoppers who have decided not to renew their lease or have just sold their previous residence and are faced with a tight time frame in which to move. These purchasers also want to see exactly what they’re getting before they buy. And they’re so popular that Ryland Homes tries to continually have some inventory residences under construction to keep up with this type of demand.

“We consistently have buyers coming through our doors looking for new construction homes they can move into within 30 to 45 days. We build exceptional single-family homes and townhomes for early delivery in neighborhoods where people want to live,” said Saylor Stam, vice president of sales and marketing, Ryland Homes Chicago Division. “We still build plenty of homes from dirt starts ordered off buyer’s paperwork, but lately inventory homes have represented a large portion of our business.

“Actually, it’s sometimes challenging to keep up with rising demand for early move-in homes, as the ones we build are claimed relatively quickly.  In fact, a good portion of these specs are sold before construction is completed.”

Stam attributes the popularity of Ryland’s fast occupancy homes to a number of factors, not the least of which are quality construction, value-added amenities and attractive low prices.

“Additionally, many shoppers, especially those who have an existing home to sell, are hesitant to have a new home built from the ground up and wait out that construction process, all while trying to unload their resale properties. Spec homes afford them the flexibility of not having to worry about two homes at the same time. In other words, once they sell their older home, they can purchase and move into one of our quick delivery homes within a relatively short time frame.”

What’s more, Realtors love the ability to show their clients pre-built homes by Ryland that can be toured and explored, she said.

Currently, Ryland Homes has just over 40 early delivery single-family residences and townhomes to choose from at 12 different communities. Stam noted that she expects many of these homes to be sold soon, judging by strong sales over the past several months.

“Quick occupancy homes offer a wonderful opportunity for buyers to have their cake and eat it, too,” said Stam. “Not only do they offer the opportunity to be settled in fast, without the wait, but our Ryland Homes Design Center Manager has chosen options and extras built into each spec that cater to our customers’ tastes. And all are priced to sell fast—making them bargains brimming with extra value.”

Case in point: The Brentwood, located at 2335 Thunder Gulch Rd. within Blackberry Crossing West in Montgomery. This Ryland beauty, available for immediate delivery, boasts three bedrooms, two-and-a-half baths, two-car garage, full basement, standing shower and double bowl vanity in the master bath, 42-inch maple kitchen cabinets, hardwood floors and 1,748 square feet. And the price is only $179,684, down from $212,725.
