K. Hovnanian Homes wins Gold Key Award for St. Charles Home

Chicagoland Real Estate Forum congratulates K. Hovnanian Homes for winning a Gold Key Award in the category of “Interior Design: Single Family Merchandising 2,501 – 2,800 sq. ft.” for 208 Regency Court West in St. Charles.

The design goals were three-fold in this home. Regency Estates is a conversion of a high-end, 61-unit townhome community with one five-unit building constructed into a community of 44 single-family homes and five townhome units. As the townhome unit was constructed prior to replatting with high-end materials and details, the new elevations needed to take cues from the townhome without incorporating all of the details and driving up the cost.

Most new homes in the St. Charles market are priced from $500,000 and up. By offering new single-family homes in the mid $200,000s, buyers that typically could not afford to purchase a new construction home are able to afford it. This is a unique product. Reduce maintenance time and cost while maintaining the privacy and freedom of a single-family home by placing a single-family home on a smaller lot.

Design choices and constraints were municipal driven. The municipality’s main concern was matching the style of the new single-family homes with the existing townhome building to provide for an integrated community.

Lot fit and price point were two design challenges. In converting 56 townhome units into 44 single-family homes within the existing infrastructure, lot width and depth both became constraints. The typical build-able footprint is 36′ wide by 56′ deep. Therefore, a 35′ wide product that lived well and effectively used the space alongside the garage became the main challenge. In a high quality location that has seen steady new home construction over the past 15 years like St. Charles has, the price point had to be competitive to the newer built resales.

The Home Builders Association of Greater Chicago Key Awards were created in 1972 to recognize excellence in housing design, architecture, interior merchandising, remodeling and landscaping. It has since evolved into one of the premier housing programs in the country.
