Reasons to hold out and wait are thinning. Mortgage rates could drop again, but these historically low rates are already a great deal. There is also a real limit to how far the rates could go down, while the recent improvements in the economy could cause the rates to actually increase. In addition, the number of months of housing back inventory is steadily shrinking down and taking with them the must-buy deals.

There could be a huge downside to waiting too. By continuing to wait, buyers can miss the wide range of homes which are available at foreclosure prices as home sellers have to match banks inventory-clearing prices to stay competitive. Similarly, homebuilders are offering new construction at low prices which often include incentives and warranties to attract mortgage approved buyers who have played it safe or diligently repaired their credit.
