McShane Construction to Complete Mixed-Use Development in Bronzevillle

Here is some good news for Chicago real estate, the redevelopment of the Ida B. Wells Home projects, a consistent source of gang activity and drugs in the past, is moving upward and onward. McShane Construction Co., has been tapped to build the 89,630-square-foot Oakwood Shores Terrace Apartments and Mercy Medical Center.

The planned upgrade to the once crime ridden area is apart of the Chicago Housing Authority‘s Plan for Transformation. The city’s goal is to redevelop poverty stricken sites and replace them with mixed-use, mixed-income communities. The plan, started in 2000, has hit a few snags along the way due to the housing crisis. Yet so far, 80 percent of the CHA’s goals have been reached by utilizing private developers who receive HUD fundings in order to construct public housing units and affordable rental and for-sale housing.

Oakwood Shores Terrace RenderingRosemont-based McShane Construction will take the reins on the $183 million redevelopment of the Oakwood Shores Terrace Apartments and Mercy Medical Center at 3753-3755 S. Cottage Grove Ave. in the city’s Bronzeville neighborhood.

According to REJournals, the new project will incorporate 48 apartment units, 36 of which are affordable housing. A 28,000-square-foot medical office component on the first two floors of the building.

McShane Construction is constructing the six-story building with an emphasis on green and energy efficient attributes such as:

  • White TPO roof.
  • Permeable parking lot pavers.
  • Low-flow plumbing fixtures.
  • Energy efficient light fixtures.
  • Energy Star appliances.
  • Each apartment will feature energy efficient heating and cooling systems.
  • Enclosed greenscape courtyard equipped with multiple pergolas.

The project will be designed by NIA Architects Inc. and Stull and Lee Inc., with May 2013 as the expected completion date.
