Property taxes will be staying the same or rising all over Chicagoland real estate soon, and more than just the usual cost-of-living tax increases. This is because despite declining property values, there is a sunsetting homeowner’s exemption that taxes need to fill back in.

The lower property values aren’t a total loss unless you are

selling a home. Buyers can scoop up great properties on the cheap, and current homeowners who aren’t planning on selling soon can also benefit. This is because the declining values mean you can receive lower tax assessments, so even if the rate increases, you may end up paying less because of the loss of value. In order to benefit from this, you will want an assessment done on your property by a registered appraiser. The appraiser’s report can help you prove to the local tax assessor that your home is worth less and should be taxed less.
