home reapirs for will county real estate ownersRecently we reported on 10 budget-friendly home improvements for your Chicago new home, but what about the top ten home repairs that are useful to Will County real estate owners? From fixing cracked tiles to repairing old dishwashers, we’ve got the rundown on ways to save money on these common home repairs.

  1. Regrout your bath tub. This repair takes just 30 to 60 minutes. All you need is a screwdriver and a sponge, and it’s important to stay on top of tub maintenance in order to avoid mold growth.
  2. Fix a running toilet. A relatively inexpensive flapper replacement kit from your local hardware store can solve this problem, and if you live in an apartment, it can also prevent frequent calls to the maintenance staff. You can find flapper replacement kits for less than $10.
  3. Repair a leaky faucet. You’ll need a wrench set and a screwdriver, and you can also buy a budget-friendly faucet repair kit at most home-improvement stores such as Home Depot or Lowe’s.
  4. Fix small wall holes. Make sure you purchase mesh, a putty knife, sandpaper and spackle to smooth out your wall so that it looks brand new.
  5. Change your showerhead. By keeping up with showerhead maintenance, you can save money. Many newer showerheads have low-flow designs that don’t waste as much water.
  6. Changing a light fixture. This is one of the easiest and least expensive home repairs. All you need is electrical tape, a screwdriver, pliers and a wire tester.
  7. Stem a washing machine water supply hose leak. For this tricky repair you’ll need adjustable locking pliers. To get the job done, be sure to check out video tutorials on YouTube.
  8. Replace a furnace filter. Furnace filters can be as cheap as $15 and should be replaced often because they will prolong the life of your appliances and save you money on your energy bills.
  9. Fix cracked tiles. This is an easy DIY fix especially if you are selling your home. Necessary tools for this DIY project include a hammer, chisel, grout saw, grout, new tile and safety glasses.
  10. Repair dishwasher leaks. This problem can be solved by taking your old gasket to your local hardware store, and making sure you know your dishwasher model number, which can usually be found on top of the door jamb or on the underside of the control panel.
