BSB Design, Inc. Wins Gold Key Award for a High Volume Builder Single Family Home

BSB Design, Inc. stated:

Overview: Aspen Hills is a community of 29 homes in West Dundee. Sixteen homes were completed by a previous builder in 2006. The remaining 13 lots were purchased by The Drake Group in 2012.

Design Goals: The Design Goal at Aspen Hills was to create new homes which would meet the needs of today’s home buyer while blending in with the existing homes in the community. The existing homes were large custom homes built in 2006 and the market has changed dramatically since that time. In order to finish the community, we needed homes which could be delivered at an acceptable price point in the current marketplace.

Our approach was twofold. First, we took pictures of each of the existing homes in the community. Next we studied floor plans of competitive projects which were selling in the trade area. We used this data to design homes which would marry the program requirements with the aesthetic requirements of Aspen Hills.

Municipal Constraints: The existing homeowners and Village of West Dundee were understandably concerned about what the new homes would look like. We worked with representatives from both groups to reach an agreement to build smaller homes which would fit in with the community. The existing homeowners preferred our well designed, attractive smaller homes over the potential for larger homes which lacked design detail, attractive elevations and character.

Buyer Demographics: The homes have been designed to meet the needs of families. The typical buyer is a move-up buyer who either has a family or plans on starting one. The secondary buyer is an empty nester who is downsizing and wants space for visiting children and grandchildren.

The End Result: The Design process yielded the Hawthorn and Aspen. Starting at 2,416 square feet, the four-bedroom, two-and-a-half bath Hawthorn can grow to 3,100 square feet with options. The Aspen model starts at 2,941 square feet with four bedrooms, a den and a second floor living room. This plan can change to five or six bedrooms.

Both plans can accommodate a three or four-car garage. The four elevation styles of each plan complement the existing surrounding homes. The new homes at Aspen Hills offer a unique opportunity for home buyers to realize tremendous value at an outstanding community.
