Next Generation Wins Gold Key Award for Townhouse & Duplex Merchandising

Next Generation stated: The Hamptons of Hinsdale, a multi-family project consisting of 93 condominiums and 27 townhome units was resurrected by Grosvenor and Inland Funds more than one year ago. At the time Next Generation Development was hired as the sales, marketing and construction consultant for the project the units were at various stages of rough framing, leaving very little room for design. The Lennox unit was chosen as a model for its room count, bedroom layout and location. This two-bedroom, two-and-a-half bath home provides 1,740 square feet of living space, and specific changes were made to the unit to enhance its marketability with today’s empty-nesters and young couples.

These changes included relocating the fireplace to the center wall of the great room, thus creating a central focus for entertaining and locating art or a flat panel television. It also provides a more balanced feel to the space. The kitchen was updated by removing dropped headers at the perimeter of the room to create a more open layout. A more defined formal dining area was provided, as well as casual seating at the breakfast bar. The cabinet layout was updated to showcase more open seating at the breakfast bar as well as a more workable kitchen space. The den and hallway were restructured to minimize the width of the hallway and provide more square footage within the den.

A sense of relaxed formality was the theme of the decor within the Lennox. A mixture of different wood tones, soft pastels and opulent fabrics were blended to create just the right amount of “wow” and “I could move right in!” feeling. Darker wood floors, large moldings, a built in seating and glass etargere concept all create a rich home environment that feels attainable and is not overbearing. This is also seen in the beautiful guest room suite with overstuffed bedding and pillows, and simplistic tile layouts in the en-suite bathroom.
