Sell Your Home Faster with Key Words and Feature Descriptions

House for Sale Image 1Selling your home in the colder months isn’t always easy, and it can be hard to make a residence stand out against a dreary winter background. So, why not increase the chance of selling your home during January and February with these successful words and features when describing your home? According to Trulia, here are some key words that Realtors should include in your listing that will help get your home the attention it deserves.

  • Feel, floor plan and flow. Open floor plans are becoming more and more popular, and homeowners are attracted to spaces that offer flexible living options.
  • Walkability. Is your home within walking distance of a great brunch spot or can you step out your front door and get to the town center in minutes? Then be sure to boast about this in your real estate listing.
  • Brand names. Prospective buyers seek out names they recognize, so don’t be shy about sharing brand names, especially if you have ENERGY STAR appliances or new Moen faucets.
  • Kitchen luxuries. The kitchen is often the first room that people notice in a house, so share the features that makes your kitchen unique, whether it’s custom cabinetry or quartz countertops.
  • Built-in or Custom. Home buyers like knowing that some personal attention has been given to a home and are especially keen on custom additions that involve more kitchen or office space.
  • Neighborhood names. Feel free to include more than just the zipcode in your home listing, especially if your neighborhood has received any accolades. For example, the Old Town neighborhood was recently ranked as the “hottest” zip code in the U.S., which is definitely news worth sharing.
  • Lifestyle upgrades. According to the Chicago Association of Realtors, the average age of a first time buyer of Chicago real estate is 35. This means that most local buyers are ‘move-up’ buyers who are looking for larger homes with better upgrades. If your home has a lot of storage space, for example, be sure to emphasize this in the listing as it will attract buyers who are looking for more square footage.
  • Materials. There are certain types of finish materials that will almost always attract more buyers: solid surface countertops including granite, hardwood floors and stainless steel appliances, so make sure you  mention these.
  • Stand out from the competition. Use key words that emphasize how your home has an advantage over others on the market. Do you have a Bears or Cubs themed bonus room, for example?
  • On-trend features. Read up on what’s ‘hot’ right now, and if any these of trends apply to your home, be sure to have your Realtor incorporate them into your listing. For example, green and eco-friendly design is all the rage, so any type of keyword relating to these elements will bring out more buyers.
