The Latest in 55+ New Home Trends

senior coupleThe state of the 55+ home building community was one of the hottest topics at the 2013 International Builder’s Show held in Las Vegas. Panels were offered on everything from the economic forecast of 55+ home building to how builders can more effectively market their product towards the boomer generation.

A major topic of discussion at both panels and networking events was what can be done to make 55+ communities more accommodating and appealing to prospective homeowners. Homebuilders recognize that buyers who are 55+ desire  homes that are already wheelchair and walker accessible, which means that they offer lower countertops and cabinets, as well as railings.

It may also come as no surprise that many 55+ home buyers are seeking out ranch homes. According to the National Home Builder’s Association, 68 percent of homeowners aged 55 to 64 and 69 percent of homeowners aged 65+ prefer single family homes over two-story models. Other in-home amenities that are popular among the 55+ age group include Energy Star appliances, in-home laundry rooms and extra space in the kitchen and extra storage room in the garage.

55+ homeowners are also becoming increasingly concerned about community amenities, requesting that communities offer features such as spas, walking and jogging trails and outdoor pools to encourage physical activity. Amenities are just one way to foster the sense of community these residents desire, and the availability of group activities and events ranging from yoga classes to a chess or cooking club is also important.
