New Apartments Coming to Evanston

Downtown Evanston Skyline PhotoChicago-based Fifield Cos. and Carroll Properties are planning to build 368 new Chicago apartments in northern downtown Evanston.

The joint venture will be one of the largest projects to hit Evanston in years, as the community has a very tough zoning regulations and approval process. In order to win the town’s approval and avoid concerns about traffic congestion, the developers cut out grocery-anchored retail space.

Earlier this year, Fifield Cos. also purchased a five-story-condominium-turned-apartment building in the West Loop. While the developer usually focuses on downtown apartments, they felt they could offer a competitive product in the northern suburbs, which has a combination of students and empty nesters.

Currently, there are only 1,600 apartment units under construction in the Chicago suburbs and 7,000 are expected to hit the downtown Chicago market by December 2014. These new apartments in Evanston are scheduled for a 2015 delivery, and will include studios and one bedroom layouts.

Other recent Evanston apartment complex deals include AMLI, located at Chicago Avenue and Kedzie Street, which will contain 214 one to three bedroom apartments, and Central Station, which will include 80 luxury apartments as well as 10,000 square feet of retail space.
