The Most Popular Home Buying Preferences of 2013

Homebuyers 1As the housing market continues to strengthen, it’s important for builders to recognize the top features and floor plans that Chicago new home buyers are requesting.

At a recent Southwest Suburban Home Builders Association meeting, Dick Greenwood, VP/Director of Coldwell Banker Builder Marketing shared current home buyer demands.

  • Multigenerational floor plans. We’ve been talking a lot about multigenerational floor plans lately, but it’s for a good reason. Most households now contain a series of generations, due to taking care of aging parents or the return of boomerang college grads. Today’s floor plans must be able to accommodate more than just the traditional nuclear family by making use of first-floor master suites or spacious kitchens. National builder Lennar, for example, recently launched a “Next Gen” floor plan that it calls “a home within a home,” which includes a bedroom, bathroom, sitting room and kitchenette that are accessible via a private entry.
  • Homes with solid sealing and insulation. When it comes to heating and cooling, most homeowners are no longer willing to shell out big bucks. Since the advent of home features such as high efficiency heating and cooling systems, low-e windows which cut heat absorption into the home and thermal home envelopes, buyers are demanding that new homes are as energy-efficient as possible.
  • Homes in accessible locations. Due to rising gas prices, home buyers are more concerned than ever about having access to alternative forms of transportation. According to a study by RE/MAX of Northern Illinois, suburban new Chicago home sales are faring much better in communities based along Metra lines.

The latest new home trends reveal that today’s buyers are less interested in square footage and are more concerned with a home fitting their lifestyle whether it’s a home that can save them money on energy costs, accommodate both aging parents and recently graduated Millenials or just simply provides them with a location that is convenient to work or mass transit.
