Large Logan Square Development Receives Dramatic Makeover

A proposed development for 2211 N. Milwaukee Ave. in Logan Square has received some major changes that include not only a complete aesthetic overhaul, but the lowering of its height, the reduction of total units and the introduction of a Transit Oriented Development (TOD) component. After unveiling the plan in March, and applying for a zoning change last month, developer Property Markets Group has gone back to the drawing board, dumped architects Sullivan Goulette & Wilson, and reintroduced a dramatic new contemporary modular metallic structure designed by Brininstool + Lynch. In addition to its design overhaul, the building has been lowered by a story and its facade along Talman Ave. has been narrowed by nearly half of its previous width. The new plan suggests 120 residential units and 67 total parking spaces, down from the originally proposed 135 units and 136 total parking spaces. Retail space has been exchanged for outdoor space, and the new plan shows a development with just 5,246 square feet of ground level retail, down from 15,712 square feet.

The development is now targeting a LEED certification and is set to receive parking for 198 bicycles and will sport a total of 11,500 square feet of private and communal outdoor space. There’s no doubt that the complete overhaul of the proposal is largely due to community feedback and suggestions from Alderman Moreno’s office, however the new plan presents a development that would certainly liven up a drab and blighted stretch and perhaps foster even more development along the Milwaukee Avenue Corridor. Another meeting regarding the proposal will be held on Tuesday, June 17, at 6:30pm at Haas Park.
