Rendering Reveals: New Apartments, Offices and Retail Coming to Milwaukee Ave.

A developer wants to fill a gap on Milwaukee Avenue in Wicker Park with a new mixed-use project, and this five story structure will fit the bill. Located directly northwest of the Damen Blue Line station, the project will bring 36 apartments and 7,400 square feet of retail space to one of the city’s hottest neighborhoods. An earlier version of the plan called for 51 apartment units, however the initial proposal called for the demolition of a vintage office building which nearby residents did not support.

Proposed by LG Development, who is also working on bringing another large mixed-use development to the Polish Triangle, the plan now looks to include the Polish Alma Mater and repurpose the old structure for ground level retail and shared office spaces. The renderings appear to show the existing car wash next to the new building, indicating that it too will survive. However, the small one story building next door that used to house the restaurant Mado will not be spared, and instead a contempo Antunovich Associates designed building will be erected in its place.

In addition to the 36 apartment units and the ground level retail, the new building will utilize the transit-oriented development ordinance to cut down the total number of parking to just 11 spaces. According to previous reports from DNAinfo, residents liked the plan and voted to support it after the total number of units was lowered and the developer decided to save the old Polish Alma Mater building. That’s now two mixed-use projects in a row that LG Development has won support of Wicker Park residents.
