Do your spring cleaning. Any home that is dirty or messy is guaranteed to turn away buyers. Even if you have a beautiful home, buyers will be too distracted by the mess to focus on anything else. You never know where buyers will look, so clean the entire house from top to bottom, including floors, windows, furniture, surfaces and appliances. If you’re on a tight schedule, hire someone to come in and clean. The cost of a cleaning service is definitely worth the money, especially if it helps you obtain higher offers.

Showcase open space and storage. Space and storage are two of the highest priorities for buyers, so try to eliminate as much clutter as you can from closets, tables, shelves, counters and other crowded places to make your home feel more open. If your closets are crammed with linens, clothes or any other items, this will alert buyers that your home lacks storage space, so clear these out and place items in temporary storage. Similarly, bulky furniture can make a room feel smaller, so consider placing some of your larger pieces in storage as well.

Create a neutral territory. Neutral colors are universally appealing and can create a welcoming, warm atmosphere in open spaces. Bold colors, however, are distracting and usually serve to drive away buyers. This rule applies to both walls and furniture, so brighten up your home with some lighter-colored pieces and refresh the walls with a new coat of paint.

Make your space inviting. Rather than spreading out your furniture around the room, group pieces together to create flow and make your home more navigable. Buyers often envision their future home as an entertainment space for visitors, so arrange chairs and tables into cozy conversational groups instead of centering everything on the television. This will not only make the space feel more inviting, but it will also open up valuable floor space and make the room feel more open.

Freshen up the linens. To make a bedroom feel comfortable and inviting, replace old, worn bedding with fresh new linens and fluffy pillows. You can easily do this on a budget by shopping at stores such as Target or Wal-Mart. Additionally, you should use neutral colors in the bedroom to appeal to both sexes.

Make the bathroom a priority. Messy bathrooms are especially distracting to buyers, so you might need to pay extra attention to these rooms. Scrub your shower, bath and sink to get rid of soap scum and mildew, clean the mirror until it’s spotless, put new soap out for guests and make sure your towels are freshly laundered. To make your bathroom even more appealing, display rolled-up towels in decorative baskets, candles and soft lighting to create a spa-like atmosphere.

Tackle that honey-do list. Take the time to finish up all of those little home projects you’ve been putting off. Even flaws that are barely noticeable, such as cracks in the door frame or loose floorboards, tend to drive away buyers because they don’t want to fix them. If you go ahead and repair these items yourself, it will most likely cost you less than the amount buyers will subtract from their offers.

Spruce up your curb appeal. Since the lawn is one of the first things that buyers will see when they arrive, it’s important to pay attention to landscaping. Even if you don’t know anything about lawn care, the priority is just to make the yard look clean and presentable. Mow the grass, remove dead plants, clear away branches and, if you have plants, make sure they’re healthy and watered.

Hire a home inspector. If a buyer discovers a serious issue with the home, it’s very likely that either the sale will fall through or the offer amount will be substantially less. Don’t take the risk! Hire a home inspector to look for issues that aren’t always obvious, such as problems with the basement, attic, roof or plumbing. The inspector can provide you with a full, detailed report to ensure that your home is 100 percent updated and ready to sell.
